So you have made the monumental decision to step onto the
self-build homes ladder, how do you proceed?
If you have an idea in your mind about how you want your new
home to look, an architect will be able to provide you with an
initial sketch proposal. In order for your builder to be able
to price your job, you will need to provide more detailed drawings
and as much information as possible about your requirements.
Think about how you want to use your new home. Would you prefer
traditional brick and block construction or timber framed? Do
you want to include eco friendly materials? How many reception
rooms do you need, do the bedrooms need to be large? Should the
property be a house or a bungalow? Which is the local Planning
Authority most likely to approve on the site you have chosen?
Do you want to be solely responsible for the design of your property,
are you going to employ a builder or subcontractors or do you
intend to do the bulk of the work yourself?
Once you have a clear picture of your real needs, you will then
need to consider your site constraints, i.e. may be the plot of
your dreams isn't wide enough for the house layout you had in
mind. A little extra thought, at this planning stage will save
you a lot of expense and upset later.
